GAF Flashing Replacement: The Jacksonville Owner’s Guide
We stock and install GAF-compatible flashing replacements throughout Jacksonville, with most residential flashing jobs running between $285 and $620 installed depending on the flashing type, roof pitch, and accessibility. In most cases we can complete the work the same week we inspect it. The usual discovery moment is a water stain on the ceiling after a hard Florida rain, and when we get on the roof, the flashing is the culprit more often than the shingles themselves.
Flashing is the thin metal barrier where your roof meets something vertical: a chimney, a wall, a skylight, a vent pipe, or a valley where two slopes meet. GAF roofing systems hold up well in Jacksonville’s heat and humidity, but flashing takes more abuse than any other component. It’s the first thing the sun bakes, the first thing hurricane season tests, and the first thing to fail on an otherwise healthy GAF roof.
Which GAF Models This Applies To
Flashing isn’t tied to a specific shingle line the way a ridge cap might be. If your Jacksonville home has GAF Timberline HDZ, Timberline UHDZ, Royal Sovereign, or any other GAF shingle installed, the flashing we replace is typically galvanized steel or aluminum that works across the GAF system. The compatibility question is about the flashing type and dimensions, not the shingle series.
The practical way to identify what you have: step flashing comes in standard 10-inch by 10-inch pieces, while counter flashing and chimney flashing are fabricated to fit the penetration. L-shaped drip edge runs along eaves and rakes. If you can safely reach a sample or check your original contract, look for gauge thickness. GAF accessory flashing, like their QuickFlash line for pipe boots and vents, integrates with any GAF shingle installation. We keep the common GAF-compatible profiles on the truck: pipe boots with rubber collars that handle the Florida sun better than cheaper plastic, step flashing in standard gauge, and pre-bent drip edge. For anything custom, our sheet metal work comes back same week.
One compatibility gotcha worth knowing: a lot of Jacksonville homes built in the 1990s and early 2000s used thin, 26-gauge bare aluminum flashing that corrodes in coastal air. GAF residential shingles today are rated against 110-mph wind uplift when installed per GAF specs, but a corroded piece of flashing under the shingle layer undermines that rating. We match the replacement gauge to the roof’s age and the home’s exposure. An OEM GAF accessory is the right call when you want the GAF system warranty to remain intact; a quality aftermarket galvanized or powder-coated equivalent often makes more sense on a roof that is already past its original warranty period. We’ll show you both numbers in writing before any work starts.
Erik Lindgren has walked hundreds of Jacksonville roofs where a failed pipe boot was the whole story, and he’ll tell you the same thing he tells every homeowner: the flashing is small, but it’s doing a full-time job.

Signs Your GAF Flashing Replacement Is Failing
- Ceiling stains near a wall or exterior corner. Water travels sideways before it drips, so the stain rarely sits directly below the leak. The source is almost always a failing piece of step flashing where the roof meets a sidewall.
- Lifted or curling flashing at the chimney base. Jacksonville’s summer heat repeatedly expands and contracts the metal, pulling fasteners loose. Once the counter flashing lifts even a quarter inch, rain driven by a summer squall gets driven behind it.
- Rust streaks or chalky white residue on exterior walls below the roofline. Galvanized flashing eventually loses its coating. The white streaks are zinc oxide runoff. It’s cosmetic now, but it’s a sign the metal beneath is thinning and will develop pinholes.
- Granules collecting in gutters with small metal flecks mixed in. Granule loss is normal over a roof’s life. Metal flecks are not. That’s decomposed flashing washing down from above.
- A rubber pipe boot that’s cracked, dry, or separated from the pipe. Rubber boots around plumbing vents bake hard in Florida’s UV and shrink. Once the collar splits, water follows the pipe straight into the attic. We see this on GAF roofs across Riverside, San Marco, and Mandarin more than any other single flashing failure.

AfterReplacement Cost & What’s Included
In Jacksonville, most GAF flashing replacements land in these ranges:
- Pipe boot replacement (single vent): $185 – $285 installed
- Step flashing replacement (per wall section): $340 – $510 installed
- Chimney flashing rework (front pan, step, and counter): $520 – $790 installed
- Valley flashing replacement (per valley): $410 – $680 installed
- Drip edge replacement (per linear foot): $8 – $14 installed
What moves the number: roof pitch (anything steeper than 8/12 is slower and more careful work), whether we need to lift existing shingles to seat the flashing, and accessibility for our ladder and safety setup. Every quote includes the flashing, fasteners, sealant, the labor to remove the old material, and disposal of everything we take off. You’ll have the price in writing before we touch a shingle, and that written number is what you pay. No change orders when we find a rotted section of decking because we’ll document it, show you, and agree on the additional work in writing before proceeding. Every replacement is covered by our 365-Day Done Right Promise.
DIY or Call Us?
You can safely check a few things yourself from the ground: whether the rubber boot around a vent pipe has visible cracks (binoculars help), whether chimney flashing looks lifted from the brick, and whether drip edge is pulling away at the eaves. Those observations help us give you a realistic phone estimate when you call.
What we’d steer you away from is resealing flashing with caulk from a ladder, or trying to replace step flashing yourself. The danger is real: you’re working at roof height, often on a surface that is wet or covered in Florida moss, and a fall from an eave is a life-changing injury. Equally important, most failed flashing can’t be repaired with sealant. The metal is spent. Sealant bridges the gap for a season, then fails quietly behind the shingle layer, and the ceiling stain comes back. That’s a false repair that costs you the cost of a real repair later. If you want a hands-on look without climbing, we’ll take photos on our inspection and walk you through them before we write the estimate. Call (904) 604-7914 and we’ll schedule the roof walk.
FAQs
In Jacksonville’s climate, galvanized flashing typically lasts 15 to 25 years depending on gauge, shade, and exposure to salt air from the St. Johns River and the Atlantic. Rubber pipe boots last 10 to 15 years before the collar bakes out. If your flashing is original to a roof from 2005 or earlier, it’s likely at or past its service life even if the shingles above it still look fine. Call (904) 604-7914 for an inspection quote.
Small, isolated failures like a loose counter flashing on an otherwise sound chimney can sometimes be re-secured and re-sealed, but we’re honest with Jacksonville homeowners when a repair is a temporary patch and when the metal itself is spent. If the flashing has rusted through, lifted at the fasteners, or separated at a seam, sealant and screws won’t buy you more than one wet season. Replacement is usually the cheaper call over two years. We’ll show you the condition in photos before we recommend anything.
A single pipe boot replacement takes under an hour once the ladder is up. Step flashing along one wall section is typically a half-day job. A full chimney flashing rework with counter flashing can take most of a day. Weather in Jacksonville determines start time more than anything, and we’ll keep you posted the morning of the job. The crew sets up with shoe covers for any interior access and drop cloths where debris could fall, then photographs the cleanup before we leave.
We keep the common GAF-compatible profiles on the truck: pipe boots, step flashing, drip edge, and valley stock in standard gauges and finishes. Custom chimney pans and oversized penetrations are fabricated to order, usually within the same week. If you’d like an exact match to a GAF accessory for warranty continuity, we’ll source the OEM part and timeline it for you. Birchbark Roofing Jacksonville is an independent roofing contractor and not affiliated with GAF, but we install their accessory line regularly and also work with Owens Corning and CertainTeed systems across the Jacksonville area. Call (904) 604-7914 and a live person will answer, day or night.
