Tamko Roof Replacement in Jacksonville: What to Know First

Tamko roof replacement in Jacksonville typically runs $9,800 to $16,400 for a full tear-off on an average 1,800-square-foot home, and most jobs wrap up in two to three days once materials land. We’re an independent Tamko service provider – not affiliated with or authorized by Tamko – and we give you a written price in dollars before a single shingle comes off. If you own a Tamko roof that’s at the end of its life, call (904) 604-7914 to schedule a free estimate. This page covers what we see on Tamko roofs across Jacksonville, what replacement looks like from tear-off to clean-up, and what you’ll actually pay.

How Tamko Products Fail – and How We Fix Them

Tamko builds a solid shingle, but every product line has its patterns. Here’s what we see most often on Jacksonville homes, and what we do about it.

  • Heritage laminated shingle granule loss. The Heritage series is Tamko’s most common architectural shingle around Jacksonville, and after 12 to 15 years of Florida sun, the granule layer starts shedding faster than most competitors. You’ll see it in gutters first – a fine black grit that looks like sand. By the time granules are visibly patchy, the asphalt underneath is baking. The fix is replacement, not repair, because spot-patching a granule-stripped field leaves you chasing weak spots every year.
  • Elite Glass-Seal algae streaking. Older Tamko Elite Glass-Seal three-tabs are prone to heavy blue-green algae streaking in Jacksonville’s humidity. The shingle still sheds water, but the streaking isn’t cosmetic – algae holds moisture against the mat and shortens the roof’s life. If the decking is sound and the shingles haven’t cracked, we’ll sometimes recommend a clean-and-treat. If they’re brittle, it’s replacement time.
  • Titan XT shrink cracking in full sun exposure. Tamko’s Titan XT line is a beefier shingle meant to handle impact, but on Jacksonville homes with south-facing slopes and no shade, we see longitudinal cracks from thermal expansion. The shingle contracts at night, expands in the afternoon, and eventually splits along the granule line. Once cracking covers more than 20% of a slope, replacement is more honest than patchwork.
  • Fastener back-out on older Tamko installs. This one isn’t always Tamko’s fault – it’s often the original installer’s. On homes built in the early 2000s around Mandarin and Arlington, we find nails driven high into the shingle instead of the nail strip. Over time the nails back out and the shingles lift. A Tamko replacement gives us the chance to re-nail everything to spec, which you can’t do on a repair.
  • Decking rot from drip-edge failures on Heritage Premium installs. Tamko’s Heritage Premium uses a thicker mat than standard Heritage, but the weak link on Jacksonville homes near the St. Johns River isn’t the shingle – it’s the drip edge. When water wicks over a missing or rusted drip edge, it rots the bottom two feet of decking. We replace that decking before laying anything new, or the new roof inherits the old problem.

Our Tamko Roof Replacement Process

Every Tamko replacement follows the same order, and you’ll know the price before step one starts.

  1. 1
Walk the roof with you. Erik Lindgren or one of our lead techs walks the roof and the property with you before any work begins. We photograph what we find – cracked shingles, lifted tabs, soft decking – and you see the photos.
  2. 2
Check the decking and underlayment. Tamko warranties require a sound deck and proper underlayment. We inspect both and tell you if decking needs replacing. Some contractors quote the shingles and then “discover” rot later; we’d rather put it in writing the first time.
  3. 3
Written price before we start. You get a line-item quote in writing. No handshake numbers, no change orders later unless you ask us to do more. “You’ll have the price in writing before we touch a shingle.”
  4. 4
Tear-off, clean-up, and new Tamko system. We tear off the old roof, haul debris to the truck, and install your new Tamko system – either like-for-like Heritage or an upgraded line depending on your budget and roof pitch. Shoe covers at the door, drop cloths through the hallway, and the yard gets a magnetic sweep for loose nails.
  5. 5
Final walk and done-right photos. Before the crew leaves, we photograph the completed clean-up and walk the roof with you again. If anything isn’t right, the 365-Day Done Right Promise covers it – we make it right.
