Atlas Flashing Replacement: The Jacksonville Owner’s Guide
Atlas flashing replacement in Jacksonville typically runs $275 – $650 installed, depending on the flashing type, roof pitch, and how much of the surrounding shingle needs to be lifted to get at it. We stock Atlas-compatible flashing on our trucks and can usually complete the swap the same day we diagnose it. Most homeowners find out their flashing has failed after a Jacksonville downpour: a brown stain on the ceiling, damp insulation in the attic, or water beading along a wall where the roof meets a chimney, skylight, or sidewall.
Which Atlas Models This Applies To
Atlas flashing itself isn’t tied to one shingle line, but the way we approach the job changes depending on what’s on your roof. We work on Atlas Pinnacle, StormMaster, and GlassMaster installations around Jacksonville, and the flashing details underneath are what we’re matching. The part that fails is usually the step flashing or pipe boot, not the shingle itself. If your roof has Atlas StormMaster Shake or StormMaster Slate, the profile is thicker, which means the flashing needs a wider step to lie flat under the shingle course. That’s a real compatibility gotcha: a standard 4-inch step flashing can sit proud under a thicker architectural profile, and water finds that gap within a season.
For the OEM-versus-aftermarket question on Atlas specifically: Atlas doesn’t manufacture its own flashing line the way it makes shingles. The flashing on an Atlas roof is almost always a galvanized steel or aluminum product from a separate manufacturer, cut and bent to fit. So “Atlas flashing” really means “flashing installed correctly on an Atlas roof.” We use 26-gauge galvanized or .019 aluminum, which matches or exceeds what’s on most original installs. If you’re checking a part number, look at the stamp on the exposed metal or the packaging left in the attic; that tells us the gauge and material we need to match. If there’s no label, we measure the exposed step height and count the courses to spec the right size.

Signs Your Atlas Flashing Replacement Is Failing
- Water stains on the ceiling near a chimney or wall line. This is the classic call we get in Jacksonville after a hard summer storm. The flashing has pulled away from the mortar or siding, and rainwater is channeling down the back side instead of shedding onto the shingles.
- Rust bloom or pinholes on exposed flashing. Florida’s humidity and salt air eat galvanized flashing faster than most of the country. You’ll see rust staining running down from the flashing edge before you see an actual leak.
- Lifted or curled shingles around the flashing. When the sealant under a flashing apron lets go, the shingles it was holding start to lift. If you can see the bottom edge of the flashing from the ground, it’s already loose.
- Attic dampness with no obvious soaked decking. A small flashing failure moves water slowly. You’ll smell it before you see it: musty air, damp fiberglass, sometimes a faint drip sound only during heavy rain.
- Granule wash collecting in the gutter below a flashing point. When flashing pulls away, the shingles around it lose their bond, and the granules wash down faster than normal. If one downspout is dumping grit, look up.

AfterReplacement Cost & What’s Included
For a standard step flashing replacement on a single-story Jacksonville roof, you’re looking at $275 – $400. Chimney flashing runs higher, $400 – $650, because it means cutting a reglet into the mortar and sealing it properly, not just slapping roof cement on the old joint. Skylight flashing lands between those two, depending on the brand of curb mount.
Here’s what that number includes every time: the flashing material, the sealant, the labor to lift and re-nail the surrounding shingles, clean-up, and our written price before we start. You’ll have the price in writing before we touch a shingle. Every flashing replacement we do is covered by our 365-Day Done Right Promise: if it leaks within a year, we’re back to make it right, no debate.
DIY or Call Us?
Flashing replacement isn’t in the same danger category as, say, garage-door springs, but it does mean working on a ladder at roof height, lifting shingles without cracking them, and knowing how to seal a joint so it stays sealed through a Jacksonville monsoon season. A homeowner with a steady hand and a good extension ladder can absolutely caulk a visible gap as a temporary patch, and that’s a fine stopgap. Where DIY goes wrong is when the failure is under the shingle course: you lift two shingles, find three more that were nailed through the flashing, and now you’ve made the problem bigger. If you’re on a two-story roof or the flashing is around a chimney, we’d rather you call. It’s cheaper than a hospital visit, and the patch job will be temporary either way. Call (904) 604-7914 and we’ll come look.
FAQs
Expect 15 – 20 years from properly installed galvanized flashing in Jacksonville, and closer to 25 with aluminum. Our salt air and high humidity knock a few years off the galvanized lifespan compared to inland Florida. The flashing typically outlives the first shingle layer, which is why we see so many flashing failures during re-roofs; the metal held on, but the sealant around it didn’t. Call (904) 604-7914 for a free estimate.
Sometimes, yes. If the metal is intact and the failure is a dried-out sealant joint, a proper re-seal with the right material can buy you several more years. But if the flashing is rusted through, bent, or pulled completely away from the wall, patching is a stopgap, not a fix. We’ll tell you which one you have in plain words. Call (904) 604-7914 and we’ll inspect it for free.
Most flashing replacements are a half-day job, including set-up, the swap, and clean-up. Chimney flashing takes longer, usually a full day, because the mortar work needs time to set. Either way, we leave the job with shoe covers on inside, drop cloths through any hallway we walk, and a photo of the cleaned-up site before we pull the truck away. Call (904) 604-7914 to schedule.
We stock standard step flashing, pipe boots, and valley flashing in the truck, along with the sealants we use. If your job needs a custom bend, we measure on site and fabricate it the same day in most cases. For Atlas roofs specifically, we carry the wider step stock that matches StormMaster’s thicker profile; it’s not a specialty order, it’s just what we’ve learned to keep on hand from years of doing Atlas roofs around Jacksonville. Call (904) 604-7914 and we’ll bring what’s needed.
